Maxxon® Commercial Skim Fill™

Maxxon® Commercial Skim Fill™ is a polymer-modified, cement-based, fast-setting floor patch and skim coat designed to smooth and repair imperfections in interior concrete slabs, wood subfloors, and with priming gypsum underlayment. To skim coat a concrete slab, Skim Fill™ is mixed and applied as a thin layer (from a featheredge up to 1/2 inch) to fill surface pores, low spots, cracks, adhesive ridges, and other irregularities. The result is a smooth, strong surface ready for any type of floor covering in as little as 30 minutes.

A concrete skim coat, like Maxxon® Skim Fill™, is applied in thin layers from a featheredge to 1/2 inch to smooth and resurface a concrete slab broadly, covering surface imperfections across a large area. A regular floor patch fills specific holes, cracks, or deep voids in targeted spots. Skim Fill™ does both: it functions as a skim coat for concrete slabs needing broad resurfacing and as a spot patch for localized repairs, making it a versatile all-in-one floor preparation product.

Yes this is one of Skim Fill™'s most important advantages. Maxxon® Commercial Skim Fill™ can be installed directly over wet or green concrete slabs with up to 100% relative humidity (RH), with no moisture mitigation primer required in most cases. This makes it the preferred concrete skim coat for renovation projects where moisture testing reveals high RH levels that would otherwise require costly vapor barrier systems before flooring installation.

Maxxon® Commercial Skim Fill™ installs from a featheredge to 1/2 inch (12 mm) in standard applications, and has no depth limitation in confined spaces. For broad concrete skim coat applications, a thin skim covers 400–600 sq ft per bag. At 1/8 inch it covers 60–72 sq ft, at 1/4 inch covers 30–36 sq ft, and at 1/2 inch covers 15–18 sq ft. It can also be used as an embossing leveler over old adhesive, covering 600–1,000 sq ft per bag at that application.

Maxxon® Commercial Skim Fill™ is one of the fastest-setting concrete skim coat products available. Flooring can be installed in as little as 30 minutes after application. Its self-drying, polymer-modified formulation accelerates set time compared to traditional cement patches, minimizing project downtime and keeping flooring installation schedules on track. Pot life is 15–20 minutes at 73°F, so only the amount that can be applied within that window should be mixed at once.

Maxxon® Commercial Skim Fill™ is compatible with virtually all interior floor coverings. Once cured, the smooth, high-strength surface (4,000 psi+) accepts luxury vinyl plank (LVP), luxury vinyl tile (LVT), ceramic and porcelain tile, carpet, hardwood, laminate, and sheet vinyl. Its Zero VOC formula and exceptional bond strength ensure a stable, long-lasting substrate that will not telegraph surface imperfections through soft or thin floor coverings like LVP or carpet.
