Maxxon® Commercial Isolate is a two-part, water-based epoxy that serves as a vapor moisture barrier and chemical isolator for interior concrete floors. Applied directly to concrete slabs by roller, it blocks the upward migration of moisture vapor, destructive abatement chemicals, cutback adhesives, and other embedded contaminants that would otherwise damage overlying underlayments and finished flooring. As a liquid moisture barrier for concrete floors, it cures to a red matte finish that provides a visual confirmation of full coverage, and is rated for use on slabs with up to 100% relative humidity.

Most vapor moisture barriers only address moisture. Maxxon® Commercial Isolate does more: it simultaneously blocks moisture vapor (up to 100% RH), isolates destructive abatement chemicals and embedded contaminants, and locks down existing cutback adhesives, VAT, VCT, and ceramic tiles without requiring their removal. This dual-purpose capability vapor barrier plus chemical isolator makes it the preferred liquid moisture barrier for concrete floors in renovation projects where the existing floor covering or adhesive cannot be fully removed or chemically abated.

Maxxon® Commercial Isolate can be roller-applied directly over properly prepared abated concrete, existing cutback adhesives, and correctly secured VAT (vinyl asbestos tile), VCT (vinyl composition tile), and ceramic tiles without the need for full removal of those materials. This makes it a highly cost-effective liquid moisture barrier for concrete floors in renovation and adaptive reuse projects where the legacy flooring cannot be economically removed, saving both labor and disposal costs while still providing a certified moisture vapor barrier.

Maxxon® Commercial Isolate is rated for concrete slabs with up to 100% relative humidity (RH) and handles a moisture vapor emission rate (MVER) of up to 14 lbs/1,000 ft² with one coat, and up to 19 lbs/1,000 ft² with two coats. It also isolates surface alkalinity up to a pH of 14. This performance rating makes it suitable for below-grade, on-grade, and above-grade concrete slab applications in commercial, multi-family, healthcare, and school renovation projects.

Maxxon® Commercial Isolate is a two-part epoxy with a pot life of 40 minutes at 73°F. It is roller-applied to properly prepared concrete floors in one or two coats depending on the MVER level. Each coat dries in 4 to 6 hours and must be tack-free before recoating (next-day recoat is preferred). The underlayment or patch can be applied 4 to 6 hours after the final coat is tack-free. Trade traffic is permitted after a minimum of 24 hours. Installation temperature must be between 40°F and 90°F.

Maxxon® Commercial Isolate covers 150 sq ft per gallon (3.7 m²/L) per coat, with a full 4-gallon kit covering 600 sq ft per coat (14.7 m²/L). At two coats for maximum MVER protection, a single 4-gallon kit covers approximately 300 sq ft of concrete floor. Isolate cures to a distinctive red matte finish, making coverage easy to verify visually. The product has a shelf life of 24 months when unopened and stored in a cool, dry area between 50°F and 80°F out of direct sunlight.
