Maxxon® Commercial Unset is formulated for thin set removal of polymer-modified thinsets the most common and most difficult type to remove from concrete subfloors. These include modified thinsets used to set ceramic tile, porcelain tile, and stone. Unset is also effective for broadloom carpet adhesives. However, it is not designed for epoxy thinsets or thick-bed mortar beds. For PSA adhesive and mastic removal, Maxxon Unglued is the recommended companion product.

Maxxon® Commercial Unset requires a minimum dwell time of 4 hours for polymer-modified thinsets, with heavily bonded or thicker thinset layers potentially requiring overnight dwell. For broadloom carpet and carpet adhesive removal, dwell time is shorter a minimum of 30 minutes, up to overnight depending on conditions. Application and ambient temperatures must remain between 55°F and 98°F throughout the dwell period. Once the dwell time is complete, the softened material is scraped from the concrete surface.

The product is a clear liquid with an amber tint, has a shelf life of 12 months unopened, and is reusable if kept in a tightly sealed pail no mixing required. It must be stored between 50°F and 80°F.
