Maxxon® Commercial Gypsum Overspray

Maxxon® Commercial Gypsum Overspray is a low-VOC (0.02 g/L), water-based self-leveling underlayment primer used over Maxxon Gyp-Crete® and other Maxxon underlayment systems before the installation of glue-down finished floor goods. Applied by spray or roller over a cured underlayment surface, it reduces porosity preventing the underlayment from absorbing adhesive too quickly and enhances adhesive bond, adds surface strength and durability, and increases abrasion resistance. The result is a properly conditioned gypsum floor surface ready to support a pressure-sensitive flooring adhesive system.

Gypsum and cementitious self-leveling underlayments are highly porous. Without a primer, they absorb moisture from the pressure-sensitive flooring adhesive too quickly, reducing its open time and causing the adhesive to skin over before the floor covering can be properly seated. Maxxon® Gypsum Overspray seals the underlayment surface to slow absorption, maintaining correct open time for the adhesive and ensuring maximum bond strength between the subfloor and finished floor covering which is critical for LVT, LVP, sheet vinyl, and carpet installations.

Maxxon® Commercial Gypsum Overspray is specifically formulated as a primer for glue-down (fully adhered) finished floor installations over Maxxon underlayment systems including LVT (luxury vinyl tile), LVP (luxury vinyl plank), sheet vinyl, carpet with glue-down installation, and other floor coverings that use a pressure-sensitive flooring adhesive. It is ideal for multi-family, light commercial, and commercial construction projects, and is compatible with all Maxxon Gyp-Crete® and Commercial underlayment products.

Maxxon® Commercial Gypsum Overspray offers flexible coverage based on dilution ratio: undiluted, it covers 300 sq ft per gallon (27.9 m²); at a 6:1 dilution ratio (primer to water), it covers 2,100 sq ft per gallon (195.1 m²). The application rate is 300 sq ft per gallon of mixed product. A single 5-gallon pail covers 1,500 sq ft undiluted, or up to 10,500 sq ft at the 6:1 dilution making it a highly cost-effective self-leveling underlayment primer for large commercial floors.

Yes. Beyond priming the surface for pressure-sensitive flooring adhesive, Maxxon® Gypsum Overspray adds strength and durability to the underlayment surface itself. It penetrates into the gypsum or cementitious underlayment, increasing abrasion resistance and surface hardness. This is particularly valuable in high-traffic multi-family and commercial settings where the underlayment surface is exposed to construction traffic before finished flooring is installed protecting the surface from scuffs, gouges, and surface damage that could affect adhesive bond quality.

Maxxon® Commercial Gypsum Overspray has an extremely low VOC content of only 0.02 g/L virtually zero and is low odor, making it safe for use in occupied or partially occupied commercial buildings during flooring renovation. It is GREENGUARD Certified and supports USGBC LEED credit areas including EQ 2 (Low Emitting Materials), EQ 4 (Indoor Air Quality Assessment), and MR 3 (Building Product Disclosure). It must be stored above 40°F (do not freeze) and has a shelf life of 1 year unopened.
